Wynn Al Marjan Island Opening Date: September 2027, Confirmed
Wynn Al Marjan Island opens in September 2027, confirmed with Q2 results on 4 August 2026. The delay explained, the budget, and what is left to finish.

Last updated: 7 August 2026
Wynn Al Marjan Island will open in September 2027. After nearly three months of refusing to put a date on the "modest delay" it confirmed in May, Wynn Resorts used its Q2 2026 results on 4 August 2026 to name the month. Chief executive Craig Billings called it "the most exciting integrated resort to be developed in over a decade" and said it "will open its doors to guests in September of 2027". The first-quarter 2027 target is gone; the answer is now specific.
Key takeaways
- Wynn confirmed on 4 August 2026, alongside its Q2 results, that Wynn Al Marjan Island opens in September 2027 — the first specific month ever given.
- The delay traces to the 2026 regional conflict: CEO Craig Billings confirmed a "modest delay" on 7 May 2026, caused by Gulf shipping and logistics disruption, and promised to quantify it "in the coming months". The 4 August statement is that quantification.
- Against the old "planned first-quarter 2027" language, the slip is roughly two quarters.
- Wynn added $48.1 million to the 40 per cent-owned joint venture in Q2 2026, taking its life-to-date cash contributions to $1.06 billion.
- Construction is advanced, not stalled: facade 83 per cent installed by February 2026, and all 1,530 accommodation structures complete with fit-out under way as of late July 2026.
What is the official opening date now?
September 2027. "Wynn Resorts, alongside our partners in Ras Al Khaimah, are now pleased to announce that Wynn Al Marjan Island… will open its doors to guests in September of 2027," Billings said in the Q2 2026 results statement on 4 August 2026. No day within September has been given, and the resort website's wording may lag the announcement; until early 2026, investor materials said "planned first-quarter 2027 opening" and the website said "Spring 2027".
Is Wynn Al Marjan opening in 2026 or 2027?
2027 — September 2027 specifically. The original 2026 target was dropped in November 2024, the first-quarter 2027 plan that replaced it was overtaken by the "modest delay" confirmed on 7 May 2026, and the 4 August 2026 Q2 statement settled on September 2027.
- The delay announcement and the months of "2027, no quarter" language that followed are covered in the Wynn Al Marjan 2027 delay explained.
- Any site still quoting "Spring 2027" or "Q1 2027" is working from pre-May 2026 materials.
What Wynn said on 4 August 2026
The confirmation came with Wynn Resorts' second-quarter results, which beat Wall Street expectations on revenue and profit. Two numbers from the release matter for the project itself: Wynn contributed $48.1 million in cash to the 40 per cent-owned joint venture during the quarter, bringing its life-to-date cash contributions to $1.06 billion. Next.io reported that the budget has risen by $600 million, citing conflict disruption and higher construction costs; Wynn's own release still frames the resort as a $5.1 billion project, so treat the increase as reported, not confirmed.
Markets had priced in the risk of a longer slip after Iranian strikes hit targets in the UAE early in the conflict and Wynn briefly paused site work. Naming a month — and one only about two quarters past the old target — is Wynn's answer to that.
The delay that led here: 7 May 2026
The delay was confirmed at the top of Wynn Resorts' Q1 2026 earnings call. Billings, as reported by Khaleej Times and others:
"While we have faced logistical and shipping challenges in the region, deliveries have largely continued, and we are rerouting shipments and sourcing alternative materials where needed… We do expect a modest delay in our opening timeline, and I expect that we will quantify that in the coming months."
On the scale he was emphatic: "I use the word modest very intentionally, because that's what we believe it'll be." September 2027 against a first-quarter 2027 plan is consistent with that framing.
Why the delay: conflict, shipping and the Strait of Hormuz
The delay is not a construction problem. It is a supply-chain problem. The conflict that began on 28 February 2026 — the US–Israeli war with Iran, under ceasefire since 8 April — disrupted commercial shipping through the Gulf, and the resort's fit-out phase depends on a steady flow of imported materials and equipment. Wynn briefly paused site work at the outbreak, announcing a full resumption on 11 March, but more than 22,000 workers have remained on site.
Billings' account is that deliveries "largely continued", with shipments rerouted and alternative materials sourced. Reporting on the call has linked the bottlenecks to shipping around the Strait of Hormuz, the chokepoint for Gulf-bound cargo.
Recovery signals: what changed in June 2026
The conditions behind the delay began easing within weeks. On 17 June, the US and Iran signed a preliminary memorandum of understanding extending the ceasefire and opening a 60-day negotiation window. The UK then removed the UAE from its list of countries it advises against travelling to — a confidence signal for one of Dubai's most valuable source markets. Hotel executives told The National on 23 June that they expect a full rebound in UAE tourism by late 2026 or into 2027; Asia Gaming Brief's reading was that the opening "may stay on track". The pre-opening programme continues too: on 29 June, Wynn announced a Punchdrunk immersive theatre production exclusive to the resort.
What the construction record says
The strongest argument that the delay really is modest is the state of the building:
- 25 November 2025 — the tower topped out at 283 metres across 70 floors. A crown and spire due in 2026 will take it to 352 metres, Ras Al Khaimah's tallest man-made structure.
- 2 February 2026 — 21,852 of 26,471 facade panels installed (83 per cent); structural works complete for all 1,530 guest accommodations; the Marjan Bay Bridge, the road link to the E311 and E611, 48 per cent complete and on schedule to open ahead of the resort.
- 21 July 2026 — an independent check by Projectory found all 1,530 accommodation structures complete and room fit-out under way.
These are fit-out-stage milestones, not early-stage ones. A project this far along can absorb weeks of supply-chain friction without the opening year changing.
How many rooms will Wynn Al Marjan Island have?
1,530 guest accommodations. Wynn confirmed in its 2 February 2026 progress update that structural works were complete for all 1,530, and an independent Projectory check on 21 July 2026 found room fit-out under way.
- Alongside the rooms, construction and pre-opening work is advancing across 22 dining and lounge venues, a beach club and 12 pools.
- Pre-opening recruitment is tracked in Wynn Al Marjan jobs and careers in 2026, and the full resort breakdown sits on our Wynn Al Marjan Island profile.
When does the casino at Wynn Al Marjan open?
The casino opens with the resort in September 2027. Wynn has given no separate date for the gaming floor.
- Wynn Al Marjan Island was alone on the GCGRA's land-based commercial gaming register as of April 2026, making its casino the only licensed land-based gaming floor in the UAE pipeline at that point.
- The casino is in Ras Al Khaimah, not Dubai. The resort sits on Al Marjan Island, and "Wynn casino Dubai" searches land on the same September 2027 opening covered above.
How the official date has moved
- 25 January 2022 — project announced with a 2026 opening target.
- 21 November 2024 — target moves to Q1 2027, repeated in February 2026 investor materials; the resort website says "Spring 2027".
- 28 February – 8 April 2026 — the Iran conflict; site work pauses briefly, resuming 11 March.
- 7 May 2026 — Billings confirms a "modest delay"; official language drops the quarter and becomes simply "2027".
- 17–24 June 2026 — US–Iran memorandum signed, UK travel warning lifted, analysts say the opening "may stay on track".
- 4 August 2026 — with Q2 results, Wynn confirms the opening month: September 2027.
