Key takeaways
- Wynn Al Marjan Island remains the only business listed by the GCGRA under Land-Based Gaming Facilities Licensees, as of the most recent register check in April 2026.
- Wynn flagged a "modest delay" to the 2027 opening on 7 May 2026, blaming conflict-related shipping and logistics disruption, then confirmed the revised date with its Q2 results on 4 August 2026: the resort opens in September 2027.
- The gaming area is about 225,000 sq ft per Wynn investor materials; no public breakdown by tables or slots exists.
- Confirmed for the resort: an Alain Ducasse steakhouse, the Delilah supper club and an original Punchdrunk immersive theatre production. Sister resort Janu Al Marjan Island (Aman Group) is due in late 2028.
- Wynn plans roughly 2,750 hires in 2026; the Oasis staff community began opening in 2026 and the Marjan Bay Bridge is on schedule to open ahead of the resort.
What changed in the first half of 2026
The biggest shift is the timeline. On the Q1 2026 earnings call on 7 May, Wynn Resorts CEO Craig Billings said the company expects "a modest delay in our opening timeline", pointing to shipping delays and material-sourcing problems linked to the regional conflict earlier in the year. On 4 August 2026, with the Q2 results, Wynn quantified it: the resort opens in September 2027. Construction never stopped: the tower topped out on 25 November 2025, and by July 2026 fit-out was under way across the 1,530 rooms.
Around that, the project has filled in its personality: the first restaurants confirmed (Alain Ducasse, Delilah), a Punchdrunk immersive theatre partnership announced on 29 June 2026, a hiring drive of roughly 2,750 people this year, and a second Wynn–Marjan resort, Janu Al Marjan Island, slated for late 2028. Details below.
FAQ
What is Wynn Al Marjan Island? A luxury integrated resort under construction on Al Marjan Island in Ras Al Khaimah, UAE — the country's most advanced land-based gaming project: a $5.1 billion development with 1,530 rooms and suites, 22 restaurants and lounges, a theatre, a marina and a gaming area.
Is Wynn Al Marjan licensed in the UAE? Yes. The GCGRA — the federal regulator and the sole gaming licensing authority in the UAE — lists Island 3 AMI FZ-LLC (DBA: Wynn Al Marjan) under Land-Based Gaming Facilities Licensees on its public register.
When did Wynn get its UAE gaming licence? Wynn Resorts announced on 4 October 2024 that the GCGRA had issued a Commercial Gaming Facility Operator licence to the entity developing the resort — the first such licence made public in the UAE.
Is it still the only land-based gaming licensee? Yes, as of the most recent register check in April 2026 — we tracked that in our land-based register report. No second land-based licensee has been announced since; MGM Resorts' separate Abu Dhabi application has been pending since September 2024.
Who owns Wynn Al Marjan Island? A joint venture between Wynn Resorts, Marjan and RAK Hospitality Holding. Wynn's 2025 Form 10-K states that Wynn holds a 40 per cent equity interest.
When is Wynn Al Marjan opening? September 2027, confirmed by Wynn with its Q2 2026 results on 4 August 2026. The project was originally announced for 2026, then guided to Q1 2027, with the resort website saying "Spring 2027". On 7 May 2026, CEO Craig Billings told investors to expect a "modest delay" caused by conflict-related shipping and logistics disruption, and the 4 August statement settled on September. No day within September has been given. Treat "Spring 2027" — which still appears in recruitment materials — as the pre-delay wording, not a settled date.
How tall will the tower be? The project website says the resort tower rises 352 metres above the sea — a figure that includes the spire; the structural tower topped out at 70 floors on 25 November 2025. It will be the tallest building in Ras Al Khaimah.
How many rooms will it have? 1,530 rooms and suites, per the current resort website. Older investor materials used different counts as the design evolved.
Will Wynn Al Marjan have a casino, and how big is it? Yes — that is the clear implication of the official record. Wynn investor materials describe about 225,000 sq ft of gaming area, and the GCGRA lists the operator under land-based gaming facilities. Wynn has not published a breakdown by table count, slot count or game mix.
Which restaurants are confirmed? Two headline venues, both announced in late September 2025: a French-American steakhouse by Alain Ducasse spanning two floors and 1,820 square metres, and a second outpost of Delilah, the supper club from Wynn Las Vegas. They are the first of 22 restaurants and lounges; a Lebanese signature has since been named, and Wynn announced a global culinary partnership with Netflix's Chef's Table in February 2026. The F&B leadership team was named on 10 February 2026, with more than 3,500 F&B roles to fill.
What entertainment is planned? The headline announcement is Punchdrunk. On 29 June 2026 the resort confirmed a partnership with the British immersive theatre company for an original production conceived by founder Felix Barrett with Wynn CEO Craig Billings — Punchdrunk's first show in the Middle East. Guests choose between a traditional seated performance and a roaming immersive route. It debuts with the resort's opening.
What is Janu Al Marjan Island? The second Wynn–Marjan joint venture on Al Marjan Island, announced on 10 November 2025. It will be managed by Aman Group under its Janu brand, with 132 rooms, a wellness centre, branded residences and a private beach, directly across from Wynn Al Marjan Island. Opening is slated for late 2028.
How much does the project cost, and is it financed? Wynn investor materials put the total development cost at $5.1 billion. A $2.4 billion construction facility was secured in February 2025; by the Q1 2026 report Wynn had drawn $962.3 million of the construction loan and contributed $1.01 billion of equity life-to-date.
How far along is construction? Advanced. The tower topped out on 25 November 2025, Wynn's January 2026 update put façade installation at 83 per cent, and a July 2026 construction check found fit-out under way across the accommodation. More than 22,000 workers were on site as of the Q1 2026 report. Two infrastructure pieces land this year: the Marjan Bay Bridge, 48 per cent complete in February and on schedule to open ahead of the resort, and Oasis, a 26-acre staff community for up to 7,000 employees, which begins welcoming team members in 2026.
Is Wynn hiring? Yes, at scale. Wynn plans roughly 2,750 hires in 2026, taking headcount from 251 at the end of 2025 to about 3,000 by 31 December 2026. We covered how to apply in our Wynn Al Marjan jobs guide.
Can people gamble at Wynn Al Marjan today? No — the resort is still under construction. Legal gaming in the UAE happens only inside the GCGRA's licensed federal framework; our legality guide and tourist guide cover what is permitted now.
What is still not publicly confirmed? Three things: any breakdown of the gaming floor by tables and slots; the operating rules for the casino (entry, age checks, dress code); and when bookings will open. The opening month is settled — September 2027 — but no day within it. Any site claiming a specific opening day is guessing.
Bottom line
As of 7 August 2026, Wynn Al Marjan Island is still the UAE's only publicly listed land-based gaming licensee and its flagship resort project, now with a confirmed September 2027 opening. The story of 2026 so far is a modest, openly acknowledged delay — with construction, hiring, dining and entertainment all moving regardless.
