Wynn Al Marjan Beyond the Casino: The Beach, the 98-Berth Marina and the Sea of Dreams
Wynn Al Marjan's 550m beach, 319m reef, 98-berth IGY marina and Sea of Dreams show: what Wynn has confirmed, where reports differ and what isn't known.

Last updated: 19 October 2026
Two of Wynn's four Wynn Al Marjan Island press releases since August have been about the water; the other two covered accommodation, and none the gaming floor. The resort will open with a 550-metre beach split into three areas, a sheltered lagoon and offshore reef, a 98-berth superyacht marina run by IGY Marinas, and a water-and-light show called the Sea of Dreams. This page collects what is confirmed, with dates and sources, and flags where reports disagree.
Key takeaways
- Wynn's 11 August 2026 release describes a completed 550-metre beachfront, a 319-metre offshore reef and three beach areas: Resort Beach, Adult Beach and Enclave Beach.
- The beach fact sheet lists 372 chaise lounges, 61 cabanas and 3 bungalows, one described as having its own plunge pool and butler service.
- Wynn Marina, revealed on 5 October 2026, has 98 wet berths for yachts up to 85 metres, a circular basin up to five metres deep, and IGY Marinas as operator.
- The Sea of Dreams is a water, animation and light show, The National reported in August. No show times or ticketing have been announced.
- None of this is bookable yet. Wynn says reservations open "closer to the resort opening", currently expected in September 2027.
How big is the beach at Wynn Al Marjan Island?
Wynn's figure is 550 metres. The 11 August release calls it a "completed 550-meter beachfront", which makes it more than half a kilometre of white sand on the resort's own island. A 319-metre line of engineered reef units sits just offshore. Wynn says coral and marine life "have already begun taking hold", and that ospreys nest nearby.
The beach is split into three areas. Wynn names them Resort Beach, Adult Beach and Enclave Beach, "each with its own character and atmosphere". The fact sheet lists:
Beach feature — Figure
- Shoreline — 550 metres
- Offshore reef — 319 metres
- Chaise lounges — 372
- Cabanas — 61
- Bungalows — 3
Wynn has not said who may use which beach. The Enclave pages on the resort website say Enclave guests get "a private beach", which matches Enclave Beach. The release mentions "a private Bungalow with its own plunge pool and butler service" but gives no prices.
One number conflicts. The National's August preview said the resort "will boast 420 metres of private beach". Wynn's own release, published six days later, says 550 metres of shoreline. The two may measure different things, such as the whole shoreline against only the guest-facing private beach. We use Wynn's figure.
Max Tappeiner, President of Wynn Al Marjan Island, described the aim as a shoreline where guests "can swim in calm, clear water and enjoy the beachfront in complete privacy". He also noted it is Wynn Resorts' first beachfront destination.
What can you do in the lagoon?
According to Wynn, the sheltered lagoon suits swimming, snorkelling, paddleboarding and kayaking, with rock formations framing the shoreline on both sides. The release places the resort in a wider diving area, saying divers off Ras Al Khaimah "can explore 21 sites", including natural reefs and shipwrecks. That is Wynn's description of the region, not a resort dive programme. No water-sports operator or price list has been named.
What is Wynn Marina?
Wynn Marina is the resort's superyacht harbour, announced on 5 October 2026. The fact sheet:
Marina detail — Figure or name
- Wet berths — 98
- Maximum yacht length — 85 metres
- Maximum depth — 5 metres
- Layout — Radial berths in a protected circular basin
- Marina designer — Marina Solutions International (MSI)
- Operator — IGY Marinas (Fort Lauderdale)
- Capitainerie designer — Dewan Architects + Engineers
Wynn says the marina can take "more yachts and larger vessels than any hotel-attached marina in the UAE". That is the company's own claim, which we have not checked against other UAE marinas.
The berth count has changed. In July 2025 IGY Marinas, announcing its role as operator, put the basin at 101 berths, AGB reported. The October 2026 release says 98, and we use the newer figure.
The Capitainerie is the marina's hub. It handles arrivals, berthing, provisioning, concierge, and captain and crew services, and yacht guests can check in on board. Tappeiner called the marina "a direct extension" of the resort and said it "is not simply a place to berth a yacht".
The release also says "Marina and Ocean Estates" will surround the harbour. The resort website's Enclave page refers to four Townhomes and "10 Marina Estates" on the perimeter of the marina. Wynn has not published prices or booking terms for any of these.
What is the Sea of Dreams show?
The Sea of Dreams is the resort's planned water, animation and light show. The National reported it on 5 August 2026 in its resort preview, saying "like its sister resort, there will be a Sea of Dreams show". Wynn Las Vegas has a long-running show called the Lake of Dreams. Todd-Avery Lenahan, president and chief creative officer of Wynn Design & Development, told the paper the show would be visible from most of the resort's 22 restaurants and lounges.
That is all that is on record. Wynn has not published a schedule, length or ticketing for the Sea of Dreams, and it does not appear on the official website's entertainment page. The same preview also named an Aft Cocktail Deck among the resort's bars.
What else is planned outside the casino?
The theatre. The Punchdrunk production is the best-documented non-gaming attraction. The resort website now gives the details: Wynn Theater holds up to 900 guests per performance (450 seats upstairs, 48 VIP seats downstairs and up to 402 guests roaming), the show runs about 70 minutes with no interval, and there will be eight performances a week. Upstairs seating is open to ages 3 and over. The downstairs immersive experience is "strictly reserved for guests aged 18 and over". Tickets "will be available closer to the resort's opening". Our Punchdrunk theatre explainer covers the show itself.
The shopping promenade. The National says it is "architecturally inspired by European Palladian architecture".
The art. The National's preview lists highlights of the art collection: a 66-million-year-old triceratops skull, a commissioned Light Into Life sculpture by Marc Quinn, Jeff Koons's Tulips (previously at Wynn Las Vegas), a Jaume Plensa piece from his Secret Garden series (most recently at Encore Boston Harbor), four 18th-century Buccleuch vases from Wynn Palace in Macau, and works by Algerian artist Faiza Maghni, mainly in rooms and suites.
Food and drink. The resort plans 22 restaurants and lounges plus a daytime beach club. Its dining FAQ says venues will welcome "both resort guests and visitors", subject to capacity and reservation policies. See our restaurants tracker.
Why is Wynn marketing the beach and not the casino?
The sequence fits the regulatory picture. Wynn holds the UAE's only land-based gaming licence, but The National's August preview reported that the GCGRA, not Wynn, "will determine who is permitted into the gaming area". No entry rules have been published. Our guide to casino entry age and dress code tracks that gap.
Beaches, a marina, a theatre and art are things Wynn can market to every guest. Many visitors from the region may never be allowed onto the gaming floor, and many will not want to go. For anyone planning a trip, that means most of the resort will be open to day visitors and hotel guests whatever the casino rules turn out to be. Whether day visitors can use the beach, rather than just the restaurants, is something Wynn has not said.
