Wynn Al Marjan Island will open in September 2027 with 1,530 rooms and suites in a 70-storey tower and around it. Most of them, 1,217, are standard rooms and suites in the Resort Tower. The rest belong to Enclave, a private boutique hotel on the upper floors. Enclave also includes four two-storey Townhomes, marina-side Estates and two seven-bedroom Royal Apartments of about 1,460 square metres each at the top of the tower. Wynn has published no room rates, and reservations are not open yet.

How many rooms does Wynn Al Marjan Island have?

1,530. "At 70 stories and a height of 352 meters, Wynn Al Marjan Island's shimmering tower will showcase 1,530 sumptuously appointed rooms and suites," the resort's rooms page says. The National, reporting on 5 August 2026, gave 305 metres above sea level for the 70 storeys and counted 10 room categories. The 352-metre figure on Wynn's site matches the full height, including the crown and spire, that our earlier coverage reported.

The number has changed over time. Wynn's October 2024 investor presentation counted 1,542 rooms, including 297 suites, according to Focus Gaming News. By the December 2025 investor tour, G3 Newswire reported the 1,530 split as 1,217 resort rooms, 297 Enclave suites, two Royal Apartments, four Garden Townhomes and 10 Marina Estates. Those figures add up to 1,530.

For scale, The National says this makes it one of the UAE's largest hotels by room count, behind JW Marriott Marquis Hotel Dubai at 1,608 rooms. Among Wynn's own resorts it is a little smaller than Wynn Palace in Macau (1,706 rooms), well above Encore Boston Harbor (671) and about a third of Wynn Las Vegas and Encore (4,748), based on Wynn's 2025 annual report.

What are the Resort Tower rooms like?

The Resort Tower accounts for 1,217 of the 1,530 keys, in "three distinct room and suite layouts", according to the resort's website. Wynn's main design feature is a "dedicated entry vestibule that separates the sleeping area from the corridor", which it calls "a thoughtful departure from the typical open-plan layout". Rooms have floor-to-ceiling windows facing the Gulf and stone bathrooms. The website says all Resort Tower rooms and suites will have waterfront views.

The resort's pages give no sizes for the standard rooms. Wynn has published areas only for the larger Enclave units.

What is Enclave?

Enclave is Wynn's boutique hotel inside the resort, designed by Todd-Avery Lenahan of Wynn Design & Development. It sits on the upper floors of the tower and has its own guarded entry drive, private registration and dedicated lifts. Its guests also get a private beach, a garden-framed pool, a skylit restaurant and a "jewel-box lounge", according to the resort's Enclave page. Suites come with two in-room pantries, one stocked in the morning and one in the evening. The restaurant is the Lebanese venue we cover in our restaurant tracker.

The website says Enclave offers "313 all-suite accommodations" in six room types. They start with One-Bedroom Suites of 75 square metres and go up to the Royal Apartments, with four Townhomes and 10 Marina Estates "situated on the perimeter of Wynn Al Marjan Island's deepwater marina".

Wynn's two accommodation releases since August give a different number. The Townhomes release of 25 August 2026 says Enclave "now" has 323 accommodations, across suites, Apartments, Townhomes and "Marina and Ocean Estates". The Royal Apartments release of 14 September repeats 323. Ocean Estates do not appear on the resort's website. Wynn's 5 October 2026 release on Wynn Marina also refers to "Marina and Ocean Estates" but gives no count.

Only one of the two numbers fits the total. 1,217 resort rooms plus 313 Enclave suites makes 1,530, the total Wynn uses on its website and in the breakdown it gave investors in December 2025. 1,217 plus 323 would make 1,540, and Wynn has not published a new total. We therefore use 313 and treat 323 as unexplained until Wynn restates the overall count; it may reflect the newly named Ocean Estates. Wynn's materials also disagree on how many suites sit on each Enclave floor: the website says "no more than 15", the September release "no more than nine".

What are the Wynn Al Marjan Townhomes?

Wynn announced the four Townhomes on 25 August 2026 as "the most expansive guest accommodations we have ever created", in Lenahan's words. They are two-storey, residential-style units inside Enclave:

Size: from 630 sqm for a two-bedroom layout to 1,110 sqm for a four-bedroom layout (about 6,780 to 11,950 sq ft, our conversion).
Outdoor space: a fully enclosed courtyard with several plunge pools and a landscaped garden.
Inside: a private hammam and tepidarium, a library, a billiards salon, a media room, a kitchen and a bar.
Service: a 24-hour butler and culinary team, a chauffeur, private beach access, and entry through what Wynn calls the Royal Foyer.

Wynn says the Townhomes will be available "by exclusive reservation only". It has not given a price.

What are the Royal Apartments?

On 14 September 2026 Wynn revealed the two Royal Apartments on the top two floors of the 70-storey tower. Each has seven bedrooms and about 1,460 square metres, or roughly 15,700 sq ft (our conversion). The resort website gives 1,500 sqm and calls them two-storey. We use the release's "approximately 1,460": it is newer and more specific, and the website's 1,500 looks like a rounded figure.

The Paris Apartment, by the Paris studio Pinto, is styled as a two-storey collector's and traveller's apartment.

Wynn says the pair will have views of the Hajar Mountains and the Arabian Gulf.

Both have private bars, several entertaining rooms, in-apartment dining, and spa and salon treatments. Lenahan called them "palaces in the sky". Pinto's co-artistic director, Pietro Scaglione, described the Paris design as "a dialogue of different ages and cultures".

Who are these suites for?

The scale of Enclave makes sense alongside Wynn's revenue plans. Its October 2024 investor presentation, as reported by iGaming Business, put international VVIP players at 37 per cent of base-case gaming revenue. The December 2025 deck projected that most of the resort's revenue would come from gaming. Townhomes, Estates and a pair of 1,460 sqm apartments with butlers and chauffeurs are the kind of rooms casino resorts typically use to host their biggest customers. Wynn has not said how Enclave rooms will be allocated or priced, or whether any will be held back for casino guests.

Enclave is also a large share of the hotel: at 313 keys, about one in five of the resort's 1,530 rooms (our arithmetic).

How much will a room cost, and can you book?

Wynn has not published rates for any category. The resort's FAQ says: "Reservations will become available closer to the resort opening." It invites people to sign up for updates at wynnalmarjanisland.com. Anyone selling pre-opening "bookings" for Wynn Al Marjan today is not using an official Wynn channel. Comparisons with Wynn Las Vegas or Macau room rates are guesses, not prices.
